Pre-Design

The design process always begins with an idea. To help us find out more about you, your needs for this project we issue a written client survey, we use Pinterest in conjunction, so you can share visuals that represent what you have in mind for your home. While you collect some inspirationwe start retrieving information that will form the regulatory constraints for the project. Finally we will meet you at your property for. aninitial site visit to get all the information we need, including a land survey and finding the optimal building site based on orientation, views, climate, and site- specific conditions.

Schematic Design

The client brief, regulatory constraints & site analysis come together to provide the direction of the design. Upon issuing the schematic design options to you, we will arrange a meeting to chat about the initial thoughts & direction and give you the opportunity to provide your feedback.

Concept Design

After receiving client feedback, we refine the schematics into an initial concept. This may be one of the previous schematic options or a combination of various options. Again upon issuing the Concept Design to you, we will arrange a meeting to chat about the thoughts & direction and give you the opportunity to provide your feedback

STAGE 4
STAGE 4

Design Development

With your feedback, and input we begin to refine the design working towards a final concept of your home. The drawings are then issued to the consulting builder(s) or estimating service for construction feasibility costings. Lastly the design is tailored based on the costings feedback to ensure it is within budget. Once we have a sound design, budget alignment we undertake thermal modelling incorporating the results of the analysis into the design.

TOWN PLANNING (IF REQUIRED)

If required, we will now prepare town planning drawings and coordinate any required consultants which can include a town planner, bushfire consultant and environmental consultant. Requirements for a town planning permit will vary for each individual project and will be known upon the inquiry with the council in the pre-design phase. We will advise you on this at this time.

INTERIOR DESIGN

A written interiors client survey is issued to you, and you can revisit Pinterest to provide us with your visual interior inspiration. A look and feel design direction is provided to you prior to scheduling showroom visit where you will be guided through making finish and material selections to incorporate in the Interior Design Concept. Upon issuing the Concept Design to you, we will arrange a meeting to chat about the thoughts & direction and give you the opportunity to provide your feedback. In finalising the Interior Design Concept, we will also have created a comprehensive selection schedule of interior materials and finishes. This will cover external cladding, paint/finishes, internal fix selections, flooring and tiles, joinery selections, and plumbing and accessories

CONSTRUCTION DOCUMENTATION

We provide an extensive construction documentation package with emphasis on thermal & energy efficiency details and specifications. This guarantees high quality from start to finish and makes sure the home is as energy efficient as intended

READY TO BE BUILT

With all the information we provided, the building is now ready for its final construction pricing from the builder(s) and thereafter to get a building permit.

Another important focus for OUTLIER is waste management with plans and guidance incorporated into our documentation on how to best achieve this for your project and advising the consulting builder and contractors on minimising the waste to landfill and reducing our carbon footprint.
